Why Building in Sherman Oaks Is Different
Sherman Oaks is City of Los Angeles, so LADBS reviews the work, but the same permit process produces very different answers on two sides of one street. Flat single family lots are governed by citywide floor area limits designed to control oversized houses. Hillside lots are governed by a separate ordinance that ties floor area to slope and adds grading limits on top. Add the Valley’s summer heat load, which changes how mechanical and insulation work has to be designed, and you have a market where generic Los Angeles construction advice is often just wrong.

Sherman Oaks Remodeling Questions, Answered
Straight answers about permits, design review, timelines and what the city actually requires.
1. Am I on a hillside lot?
It is a mapped designation, not a judgement about how steep your driveway is. If your lot carries the city’s Hillside Area designation, the Baseline Hillside Ordinance applies and your allowable floor area is calculated from slope. Many lots south of Ventura carry it. We confirm from the parcel record before quoting.
2. How much can I add to my house?
On a flat single family lot, citywide floor area rules cap the size of the house relative to the lot. On a hillside lot, a separate calculation based on slope applies. Either way there is a specific number for your address, and finding it takes an afternoon rather than a redesign.
3. Do I need a permit to remodel a kitchen or bathroom?
Yes for anything beyond finish work. Moving plumbing, adding circuits, altering framing or changing ventilation all require an LADBS permit. Painting and flooring generally do not.
4. Will I need to upgrade my electrical panel?
In a lot of Sherman Oaks houses, yes. A modern kitchen with an induction range, a large refrigerator, a dishwasher and proper ventilation, combined with air conditioning that actually keeps up in August, can exceed what an older panel was built for. We check it before we quote so it is a line item, not a surprise.
5. How long does an LADBS permit take?
Straightforward interior remodels move faster than additions, and hillside projects take the longest. We build review time into the schedule we hand you rather than quoting only construction weeks.
6. Can I convert my garage into living space?
It is a common Valley project and it is a permitted alteration, not a cosmetic one. It involves foundation, insulation, egress, ventilation and often electrical work, and doing it without a permit reliably creates a problem at resale. We do them properly.
7. What is the best time of year to remodel here?
For anything involving the roof, the exterior or an open wall, avoid having the house open during peak summer heat if you can. It affects crew productivity and it affects living in the house during construction. If the schedule is flexible, that is worth planning around.
8. What does a Sherman Oaks remodel cost?
Scope and finish level drive it. What is local is that many houses need infrastructure work, panel, HVAC or plumbing, before the visible remodel can happen. We estimate line by line after a site visit rather than quoting per square foot.
