W3720
Structural repair and complete apartment beautification, multifamily
Culver City
Apartment Beautification
7 units, 2 stories
W3720 is a 7 unit, two story multifamily building in Culver City and the last of three buildings AGG Construction Group remodeled on the same block for the same owner. Like its two siblings it was tired and dated. Unlike a straight beautification, the work did not begin with the surfaces.
Every structural component was inspected and repaired before any finish work started. That sequence costs time at the front of a project and it is the reason the finished work holds. Stucco applied over a substrate that has not been assessed will fail on the same schedule the substrate does, and the owner ends up paying for the finish twice.
With the structure sound, the beautification followed. Fresh stucco went on with new fascia and paint across the whole building, along with custom ironwork and new patios. Balconies and decks were rebuilt, synthetic siding was installed, the common areas were remodeled, and new concrete driveways were poured.
The finishing details were aimed at the residents rather than the street. All new hardware was installed throughout, along with unique lighting and screen doors at the units. Hardware and screen doors are small line items that a tenant touches every single day, which is why they carry more weight in a renewal decision than their cost suggests. Getting that balance right across a whole building is what an apartment beautification is for.
AGG Construction Group works throughout Los Angeles County including Culver City. You can see the areas we cover on our service area page, or contact us to discuss a multifamily property.
