W3708

W3708 is a 44 unit, three story multifamily building in Culver City that had not been visually updated since the 1970s. The owner wanted it competitive again. AGG Construction Group handled the design in house and delivered a complete exterior and common area renovation.

The central cost decision came early. The building was clad in rough stucco, and smoothing an entire three story elevation is one of the most expensive line items available on a project like this. Rather than absorb it, smooth stucco was applied only in the areas where it changes how the building reads from the street, and the rest of the elevation was resolved a different way.

The dated cedar shake was replaced with metal siding, which carries the modern line the design needed and removes a maintenance item the owner had been paying for. Color was introduced in selected places rather than across the whole building, which is how a limited budget produces a large visible change.

The lobby, courtyard, and common areas were rebuilt as spaces tenants actually use. The decks were fully repaired, and the courtyard was reworked without a full demolition, which kept the building operating and the cost down. New lighting and custom signage were installed throughout to tie the elevation, the entry, and the common areas into one identity. This is the full scope of an apartment beautification, run on an occupied building.
