W3678 is a 7 unit, two story multifamily building in Culver City, one of three on the same block that AGG Construction Group remodeled for the same owner. It shared most of its scope with its two neighbors, and one condition that neither of them had.

The building carried a mansard roof that was both aged and damaged. A mansard is not a surface that can be resurfaced convincingly, because its slope is the visual signature of the era it was built in, and repairing it preserves exactly the thing the remodel was meant to remove. The decision was made to demolish it along with the overhang.

With the roof and overhang gone, the roofline was extended vertically. That is a structural change rather than a cosmetic one, and it altered the proportions of the entire elevation. A two story building reads differently once its top edge sits higher and flatter, and every other element of the design, the stucco, the ironwork, the patios, was resolved against the new proportion rather than the old one.

The rest of the scope followed the pattern established across the three buildings: fresh stucco, new fascia and gutters, paint throughout, custom ironwork, synthetic siding, patios, new lighting, and custom signage. Coordinating a structural roofline change with a full facade package on an occupied building is the difference between an exterior remodel and a repaint.

AGG Construction Group works throughout Los Angeles County including Culver City. You can see the areas we cover on our service area page, or contact us to discuss a multifamily property.

Project Note

The roofline extension was not in the original scope. It came out of what the demolition of the mansard roof exposed, and it became the decision that defined the finished building. Adjusting a design to what a building actually reveals, rather than holding to a plan drawn before demolition, is often where the real result comes from.
