Pico/SB

Pico/SB is a corner lot in Mid City holding two different buildings in one: a lowrise multifamily apartment building and three commercial units with street frontage. AGG Construction Group designed the project in house, and the design problem was unusual. The commercial and residential portions had to read as separate to work for their tenants, while the property as a whole had to read as one address.

The palette was kept deliberately simple and earthy so it would sit with the new landscaping rather than compete with it. The commercial frontage was set apart with a fresh coat of smooth stucco, contrasted against a deep black band running along the overhead soffit. That band was designed to do a second job later: it became the backdrop for the commercial signage, so the retail identity had somewhere to live without disrupting the residential elevation above it.

The residential side received the same material logic applied at a different intensity. Custom siding, custom fencing, new windows, new gutters, and new lighting were installed across the property, with landscaping carrying the earthy palette through both halves.

Custom pavers were installed in the courtyard alongside a custom bench and a partition fence, and the result functions as its own small amenity. For an apartment owner that matters commercially, because a courtyard tenants use is a renewal argument in a way that a courtyard they walk through is not.
