Midvale

Midvale is an 85 unit, five story multifamily building in Westwood and the largest project in the AGG Construction Group portfolio. The owners built it more than thirty years ago and held it, which meant the decision in front of them was not whether to sell but whether to reinvest in an asset that was quietly depreciating underneath them.

The bones were good. The problem was that thirty years of unchanged finishes reads as thirty years old to every prospective tenant who walks through the door, no matter how sound the structure is. AGG Construction Group produced a complete design package before any work started, including interior FFE, so that furniture, fixtures, and equipment were specified as part of the design rather than chosen afterward to fit whatever was built.

The building was repainted throughout and given fresh stucco. The lobby was completely remodeled, along with all the stairs leading out of it, and a custom storefront door was installed at the entry. Custom tiles and three dimensional wall panels were used in the common areas to give the interior a material identity rather than a color scheme. Custom monument signs and new landscape reset how the building presents from the street.

The amenity package was the part that changed the leasing conversation. New amenities were added including a study room, which in a Westwood building is a direct response to who actually rents there. Specifying amenities, finishes, and furniture as one coordinated package is design work, and it is what separates a renovation that photographs well from one that leases well.

Project Note

The gym mural was built as a team project, with a quote contributed by each member of the AGG Construction Group team. Amenity spaces are where a building either feels considered or feels standard, and this one carries something specific to the people who built it.
