Condo Remodel
1,682 sq ft
Croft is a 1,682 square foot two bedroom condo in West Hollywood. AGG Construction Group built it out to a design developed by the client’s own design team, which put the emphasis on custom finishes rather than layout changes.
Flooring came first, because everything else was set on top of it. Demolition turned up a complication that is common in older condos and rarely priced for: there were two separate layers of existing floor stacked on the slab. Both had to come out. Removing two layers instead of one changes demolition time, disposal volume, and the finished floor height, which in turn affects door clearances and thresholds throughout the unit.
Once the substrate was correct, the finish work went in. A feature wall of custom stained fluted wood was built to frame the kitchen countertops, which is the element the whole space is organized around. A custom stone mantle was added in the living room. Custom lighting was run throughout, and the walls were finished with a combination of fresh paint in a neutral palette, wallpaper, Roman clay, and Venetian plaster. The bathrooms received custom shower doors along with new stone and countertops.
Condo work carries constraints a house does not, from HOA approvals and elevator scheduling to restrictions on hours and noise. Getting the substrate right before any of that begins is why floor installation is worth treating as its own scope item rather than a finish line item.
