Beverwil is a classic Spanish villa in Beverly Hills, four bedrooms and three bathrooms across 3,233 square feet. The owners liked the character of the house and disliked almost everything about how it functioned. The brief was to keep the Spanish identity intact while replacing the parts that no longer worked.

AGG Construction Group worked directly with the owners and their design team on a reworked floor plan that produced a large primary bathroom and a chef’s kitchen, neither of which the original layout could accommodate. The kitchen was built with custom cabinets, custom stone and new countertops.

Demolition surfaced two problems common in older Los Angeles houses: cloth insulated wiring and rusted supply pipes. Both are the kind of finding that changes a project’s scope after the contract is signed, and both are safety issues rather than cosmetic ones. The house received a complete copper repipe and entirely new electrical as a result.

Preservation was the harder half of the job. The original Saltillo tile and the original hardwood floors were both saved, re-stained and resealed rather than torn out and replaced. Matching new work to original materials is where a Spanish villa remodel either succeeds or looks patched. The new kitchen had to sit inside that context, which is a different exercise from a kitchen remodel in a modern house where nothing needs to be matched.
