Beverwil 1.1
Courtyard rebuild and rec room conversion, classic Spanish villa
Beverly Hills
Outdoor and Landscape
3,233 sq ft
Beverwil 1.1 is the second phase of work on the same Beverly Hills Spanish villa AGG Construction Group gut remodeled in phase one. It covers two separate scopes on the same property: a complete rebuild of the courtyard, and the conversion of an existing structure into a rec room.
The courtyard was taken back to the substrate and rebuilt around a small number of permanent elements. Concrete was poured in place for the bench, the planter, and the countertops, which is a different approach from setting precast pieces and produces surfaces that read as part of the architecture rather than furniture placed on it. The planter doubles as the seating and holds an olive tree at the center of the space. A wood fired pizza oven was assembled and installed alongside it.
Below the surface, a new drainage system was installed before any of the finish work went down, along with new planting, turf, and a low block wall. Drainage is the part of a courtyard nobody sees and the part that determines whether the pavers are still level in five years.
The second scope took an existing structure on the property and turned it into a rec room. New plumbing and electrical were run to it so a fully functional bathroom could be built from scratch, and the room was finished with a projector, surround sound, new Saltillo tile floors, and fresh paint. Building a complete bathroom in a structure that never had one means bringing supply, waste, and venting to a building that was not designed to receive them.
If you have an outbuilding, garage, or courtyard that is not doing anything useful, our Beverly Hills general contractors can tell you what it would take to make it usable and whether the plumbing run is realistic before you spend on design.
Scope of Work: Beverly Hills Courtyard and Rec Room Conversion
- Poured in place concrete bench, planter, and countertops
- Wood fired pizza oven assembled and installed

Project Note
What appeared to be pavers in the courtyard turned out to be tile overlays bonded to a concrete slab underneath. Removing an overlay is a different job from lifting pavers, and it changed the demolition scope before any of the new work could begin.
